Repair or Restore?

Several companies offer a 'refurbishment' service, repairing steel windows without removing them. Clearly this is cheaper and in the short term will deal with small problems. however, it is impossible to restore and enhance a window properly without removal and specialised factory work. Just as painting over decayed wood will only hide the problem temporarily, on-site refurbishment is a short-term solution that costs more in the long run.

We provide a full and authentic steel window restoration service, incorporating modern advances which leave your windows better than when they were new. Whilst the work is undertaken the building is fully glazed so life continues as normal. We then undertake comprehensive work with the following objectives.


  1. Ensure the window's lifespan is considerably extended.
  2. Enhance the window's operation to modern-day expectations.
  3. Improve draught-proofing and insulation (where possible) with modern weather seals.
  4. Maintain historic integrity.
  5. Protect the aesthetics and visual impact.
  6. Defend against future corrosion.
  7. Greatly reduce future maintenance.

Window Restoration Process

In all cases with steel windows, the corrosion that is visible on the surface is much less severe than in the areas that are hidden and often in contact with the stone or timber frame, therefore restoration is not possible to carry out correctly when the window is left in situ. To be restored correctly a window needs to be removed and brought back to our workshops for treatment. Whilst undergoing restoration we will provide temporary glazing with ventilation if required.

As every window is unique we carefully analyse the requirements for each metal window we restore, from physical condition and location to legal restrictions. The process applied is then tailored to these needs and generally features the following comprehensive procedures:

  1. Removal from site and temporary glazing with glass.
  2. De-glazing and dismantling of steel windows.
  3. Shot-blasting to remove previous coatings and corrosion.
  4. Removal of severely corroded sections and replacement with identical replicas using authentic material.
  5. Light corrosion repaired by building up the base metal and machining back to the repair.
  6. All fixings machined to metric threads, aiding future maintenance.
  7. All hinges re-machined/restored or replaced.
  8. All handles, stays, etc. restored/repaired. Exact replicas can be made to replace missing items.
  9. Straightening of distorted windows.
  10. Modern weather seals installed.
  11. Molten Zinc applied to surfaces for protection against future corrosion.
  12. Paint finishing - usually by polyester powder coating, giving over 25 years of maintenance-free windows. Other finishes are available.
  13. Glazing - usually with silicone instead of putty, giving years without maintenance.
  14. Installation with stainless steel fixings, sealed with a special silicone that will not stain stonework

Window Weatherproofing

Some windows allow us to incorporate a new modern weather-seal, this depends on the format of the window and the section of the window. This would be discussed at initial site survey.

Type of Window Glazing

We cater for all types of window glazing, including leaded lights and real stained glass. Historic glass is re-used, otherwise we will replace glass with an exact match unless instructed otherwise. The use of double glazing is restricted by both the type of windows and listed building regulations. We will be able to provide you with expert advice about your own situation.

Why not new windows?

Listed building consent and conservation area restrictions will often prohibit new steel windows. Where permitted we are happy to install new windows in a manner that is sympathetic to the age and character of the building. However, we will always offer honest, professional advice in this respect since even slight changes such as modern hinges can instantly change the appearance of a building and consequently look wrong.
